Many countries prefer to locate industries into large estates, but the charters of these often do not take into account the national environmental policy initiatives. With over 12,000 industrial estates around the world, controlling the pollution and other environmental impacts is one of the unresolved management challenges for national authorities. This technical report describes environmental impacts that may occur, such as water pollution, deterioration of air quality, waste disposal, lost habitat or farmland and impact on coastal fisheries. Problems of human health and safety, transport congestion, noise and loss of local amenities are also addressed. The environmental management framework described in the report allows estates to develop environmental performance objectives, define responsibilities and provide appropriate environmental services. Many management options benefit industry financially as well as environmentally, for example, lower cost operations and environmental services make the estate more attractive to investors. The report includes guidelines for the design and operation of industrial estates and a set of worksheets to assist managers in assessing environmental conditions and environmental infrastructure. Case studies from various countries are also used to illustrate different areas.
